If you answered yes to any of these questions then you should contact us. Allowing the bank to foreclose on your home is not the right answer. Letting this happen to you will ruin your credit for years to come. With a foreclosure on your credit report you will be unable to purchase another home in your name for many years, actually Fannie Mae and Freddie Mac just updated their guidelines to a minimum of 5 years from the date of the foreclosure. A foreclosure on your credit report will decrease your credit score by a couple of hundred points. This will make everything that you purchase on credit cost much more than it should.
There is an alternative, it is called a short sale. This is the process where the lender agrees to accept less than what is owed on the property. This is a much better option than a foreclosure. When you allow the lender to foreclose on your home you are also hurting the values of homes around you. Banks don't like to own homes, they are non-performing assets which cost them lots of money to maintain and attempt to sell. To limit their loss and dump those properties quickly they will sell them for much less than they are worth causing the entire neighborhood value to decline.
Negotiating a short sale is in the lender's best interest as well as yours. The lenders don't lose as much money and you can save your credit and some money in the long run.
Our company has successfully negotiated hundreds of short sales and we even negotiate for other realtors.
